Why Choose Marlow Decorators
One-Stop-Shop Coordination
We manage both building and decorating as a single project. One point of contact from foundation to final coat removes the handoff problem between separate trades.
New-to-Period Junctions
Achieving a seamless finish between new plasterboard and original lime plaster or gypsum skim requires matching primer systems, sheen levels, and drying schedules. We manage that sequencing throughout.
Fully Insured
Full public liability cover on every job, including all building and decorating phases across occupied properties in the SL7 catchment.
Mostly Referrals
Most of our extension work comes from word-of-mouth in central Marlow and the surrounding villages. Neighbours see completed projects and call.
Decoration Scope on an Extension
Once the structural build phase is complete, our decorating team takes over for all finishes. We cover new plasterboard, mist coats on fresh plaster, the junction between old and new fabric, woodwork in the extension, and connecting rooms. For broader programmes including multiple trades, see our home renovation page.

New Plasterboard Walls and Ceilings
Freshly boarded walls in a new extension need a plasterboard primer before any topcoat goes on. Skipping this step causes uneven absorption across taped joints and board faces, leaving visible sheen variation once the room is lit.
We apply a dedicated board primer first, allow adequate drying time, then apply two finish coats.
Mist Coat on Fresh Plaster
Where the extension has been skimmed rather than boarded, a mist coat is the correct first stage. This diluted first coat seals the surface and prevents the topcoat from drying too quickly, which causes adhesion failure within the first year. We allow the skim to cure fully before the mist coat goes on.
Junction Between New and Original Fabric
The junction where the extension meets the main house is where surface type changes. New plasterboard on one side, original lime plaster or gypsum skim on the other. A seamless finish requires matching the primer system and sheen level across both sides.
We assess the original surface type at the site visit, specify the correct primer for each substrate, and apply both coats in the same run. The junction becomes invisible once the room is complete.
Woodwork in the Extension
All new skirting boards, architraves, window boards, and door frames are primed and undercoated before the finish coat. New softwood releases tannins that bleed through finish coats if the primer stage is missed. We prime all new timber as standard, regardless of the supplier’s pre-priming claim.
Connecting Rooms
Most extension programmes include redecorating the connecting rooms to match the finish quality in the new space. A freshly painted extension next to a tired hallway creates a visible break. For kitchen extensions specifically, see our kitchen renovation page.

Here’s How It Works
1. Site visit and scope agreement
We visit the property and walk through the extension plans or existing structure. Building scope and decoration scope are both included in the written quote.
2. Building phase coordination
Our contractor partners handle foundations, brickwork, roofing, windows, and all structural elements. We manage the programme and keep you updated. First fix and second fix trades follow in sequence.
3. Plastering and boarding completion
Once the extension structure is weather-tight, plastering and boarding run through all new spaces. We coordinate timing so decoration follows within the correct window.
4. Decoration phase
Board primer or mist coat goes on first. We allow adequate drying time, then apply finish coats to walls, ceilings, and all woodwork. Connecting rooms are completed in the same programme where in scope.
5. Final inspection and handover
We inspect all surfaces in good light before the final walkthrough. Touch-ups are completed on site. We walk through the finished extension with you before closing the job.
House Extension Costs in Marlow
The figures below are starting ranges — every property is different. Call 01628 965677 for a precise quote.
House extension projects combine structural building costs and decoration costs. The structural element typically ranges from £40,000 to £120,000+ depending on size, specification, and ground conditions. The decoration scope is quoted separately within that programme.
Surface type and condition
New plasterboard in the extension is quicker to finish than original lime plaster in connecting rooms. Where period preparation is required on the junction side, the decoration programme takes longer.
Room count and scope
A single-storey garden room costs less to finish than a two-storey rear extension with three new rooms plus hallway and landing redecoration.
Finish specification
Trade paints such as Dulux Trade are the standard. Heritage ranges such as Farrow & Ball are priced accordingly where clients specify them.
Trade insight
Extensions on period and post-war stock require careful sequencing between the plastering contractor and the decoration team. A gap of more than two weeks after plastering completion makes consistent finish quality harder.
